Identify the room and every party

The agreement should identify the property, the room or permitted area, the tenant, the landlord or authorised contracting party and approved occupiers. Public website addresses do not replace the exact details in the signed agreement.

CEA encourages prospective tenants to verify the landlord, ownership, property specifications and residential use before executing a tenancy agreement.

Put the six-month minimum and every payment date in writing

Fuhua applications begin at six months, but the signed term must still show exact start and end dates. Record whether rent is per person or per room, the deposit amount, due dates, accepted payment method and refund conditions.

If a discount depends on lease length or payment timing, include the calculation and conditions in the final document.

Define the day-to-day responsibilities

Clarify utilities, internet, cleaning, air-conditioner servicing, repairs, visitor rules, shared-space use and the reporting channel for problems. Optional laundry, meals or transport must be confirmed separately when relevant.

• Who arranges and pays for routine servicing
• How urgent and non-urgent repairs are reported
• Notice required for renewal or move-out
• Conditions for deductions at the end of the stay

Make the inspection record part of the handover

Use a dated checklist and photographs to record the room, furniture, appliances and shared areas. Both sides should know how corrections are added and where the final copy is stored.
